Harston&Co were appointed sole agent on a residential development site Oakdene, Oakdene Road, Redhill, Surrey RH1. The property had planning approved for a extension and conversion into 5 flats and had previously struggled to sell through local residential agents.

We noticed that not all the planning documentation was visible on the Reigate and Banfield Council’s planning portal. The vendor’s solicitor nor the council could find the physical plans, which we subsequently found out were still with a previous owner.

Knowing the importance of the documentation to realising the true value of the site (which up until then had just been advertised as a detached house), we took it upon ourselves to track down the previous owner and obtain the most recent architectural plans.

2 weeks later the site sold for 18% more than was previously advertised. This shows the importance of using specialist commercial agencies, who can ensure a property is marketed properly and in particular Harston&Co’s tenacity and drive to go above and beyond to deliver for our client, by tracking down the previous owner (on a Sunday no less!).
